How this calculator works

  1. Origination is a percent of the loan amount.
  2. Title-related costs are a percent of the home price.
  3. Appraisal, recording, and other costs are dollar amounts you set.
  4. The state menu names the estimate. It does not change the math.

National ranges are not a quote

Closing costs vary with the lender, the title company, transfer taxes, and the property. A single percent of the price would hide that.

Use the line items as a worksheet. When you have a loan estimate, replace every placeholder with the figure on that form.

Common questions

Why doesn't the state change the total?

This site does not ship a sourced, dated closing-cost table for every state. Inventing one would look precise and be wrong. The state is a label until sourced figures exist.

Are prepaid taxes and insurance included?

Only if you type them into Other. The default lines are origination, appraisal, title, and recording.
