Mortgage content can affect an expensive decision. This site treats calculators and guides as education. They are not personalized advice and they are not a prediction of what a lender will approve.

Default rates, PMI, property tax, insurance, and government-program fees are labeled as assumptions unless a page is reading a live data source. This site does not currently connect to a live rate feed. The phrase on calculator pages is “Rate assumptions and content updated October 2026.”

We prefer public sources: the Consumer Financial Protection Bureau for consumer mortgage explanations, HUD for FHA mortgage insurance, the Department of Veterans Affairs for VA home loans, and USDA for the guaranteed rural housing program. When a cited schedule can change, the page tells you to confirm the current rule.

We do not invent state closing-cost tables. The closing-cost calculator lets you edit each line and uses the state only as a label.
