A fixed-rate estimate of principal, interest, taxes, insurance, HOA, and PMI. The starting rate is an example, not a live quote.
Published by the Mortgage Guide editorial team. Rate assumptions and content updated October 2026. This page is educational. It is not a loan offer, approval, or personalized financial advice.
A lender's principal-and-interest payment is only part of the housing bill. Property tax, homeowners insurance, and any HOA dues are collected on a different schedule, and PMI can apply when equity starts below 20%.
This page keeps those pieces separate so you can replace the placeholders. The $4,400 tax and $1,800 insurance figures are not a national average and not a quote.
The comparison table uses your price, down payment, and rate, then changes only the term. The shorter term usually has the higher monthly principal-and-interest payment and the lower total interest.
That tradeoff is the point of the table. The lowest interest is labeled in words, not by color alone.
No. It is an example so the calculator has a starting point. Enter the rate from a loan estimate.
No. That total is principal plus interest. Taxes, insurance, PMI, and HOA are shown separately because they are not loan principal.
Only when the loan is more than 80% of the price. The amount is an assumption until you replace it, and a real PMI bill can end before the loan does.
Estimate a home price from income and monthly debts using the 28/36 guideline, with taxes, insurance, and PMI labeled as assumptions.
Estimate monthly PMI and when a conventional loan balance would reach 80% and 78% of the original value.
Build a monthly or annual mortgage amortization schedule, with an optional extra payment and a CSV download.
Compare two or three mortgage offers side by side on payment, loan amount, interest, total cost, and payoff date.

6.75% is an example rate so the calculator has a starting point. It is not a live market quote. Enter the rate from a loan estimate.
Down payment
$80,000.00 down. Loan amount $320,000.00.
Example starting rate, not a live quote.
Loan term
Placeholder until you enter the home's tax bill.
PMI is $0 in this estimate because the down payment is at least 20% of the price.
Estimated monthly payment
Principal, interest, taxes, insurance, PMI, and HOA
$2,592.18
The estimated monthly payment is $2,592.18. Principal and interest are $2,075.51, property tax is $366.67, insurance is $150.00.
Taxes, insurance, HOA, and PMI are held flat in this model. A real PMI bill can end after the balance falls, and taxes or insurance can change. The interest total assumes the rate stays fixed and you pay the scheduled amount.
Same price, down payment, and rate. The lowest total interest is labeled in words. A shorter term usually raises the monthly principal-and-interest payment.
