How this calculator works

  1. The base loan is the price minus any down payment.
  2. The upfront guarantee fee is 1% of the base loan in this model and is financed.
  3. The annual fee is 0.35% and is shown as a level monthly amount.
  4. The first-month total adds principal and interest to that monthly fee.

A USDA result is not a rural-area finding

USDA guaranteed loans are limited to eligible locations and to households within income limits. A calculator cannot see the property address or the household's income history.

Fee percentages have changed in the past. Treat 1% and 0.35% as labeled assumptions and confirm the current USDA fee before comparing a real offer.
